In 2022 we suddenly decided that the best option for us when moving was to buy a house. A home away from neighbours and city, yet still close enough to the capital for daily driving. We were in a true pickle here hehe…
Near the capital city Tallinn with a budget of max 150 000€ and a few things the house had to have : running water, electricity and in a livable condition. A 150 000€ livable house in a min 250-300 000 € area. Yeah right !
It took a few months to find but we did it via my Facebook post. A house with lots of land, forest, a yard with an orchard and a possibilty for a 2 floor. A PEARL. The house itself a disaster we begin working. 2 years of renovations and now we can start talking about MONEY and the costs of things.

deposit : 10 000 €, contract fee 600 €, state taх 220 €, house assessment act 400 €
so 140 220€ in total for the house itself.
Furniture :
Ikea closet 600€, kitchen 400€, kitchen appliences around 1500€, patio furniture 179€, else 300€
Building :
white wood planks 2100€, flooring 1200€, floor styrofoam 383€, air- water heat pump and battery tank 5590€, water pipeline+material 1400€, instalation+material 870€, concrete works 2000€, wall soda wash 620€, escavator works in the yard 1480€, facade materials 1150€, other tools, random materials etc 926€, symbolic money for helper 500€
HOUSE :140 220€
RENOVATIONS : 21 198€
TOTAL : 161 418€
maybe 2-3 000 more but that is it for now.

It would probably be cheaper and easier to buy a house in a better condition but since we maxed out our loan budget this will be our path now. We still need to tackle the yard, sauna, shed, garage, art studio and a chicken coop so fingers crossed we get rich enough to build our dream homestead.
